Housing-lease of accomodation-lease or licence-court to have regard to substance not form of agreement-if occupant has exclusive possession of premises for specified term at fixed rent, raises presumption of lease-requirement that landlord or agent have unrestricted access to premises suggests licence but provision of services in communal areas without access to individual rooms compatible with lease
